The following chart shows that inventory has steadily been on the decline since the start of the new year. This coupled with an increase in the
average sales price has tilted this long-lasting buyer’s market somewhat into the favor of sellers. Another contributing factor is the current
bank philosophy of handling foreclosures that has kept foreclosure inventory from flooding the market this even in despite of an increase in the 2012
foreclosures rate compared to the 12 months prior. For now the seller’s stars have aligned with decreasing inventory and foreclosures combined with
